Link in bio. — Recalls GBA Associate Principal Brian Jonas: "I remember a strategic branding meeting back in 2016 when Graham Baba suggested that a Living Building Challenge Petal Certification would be a great fit for PCC. They already so carefully considered the products that went onto every shelf in the store - Why not put equal care into the materials from which the store was made? At the same time, we noted that this was one of the highest standards to achieve in the building industry, that we knew of few retail precedents, and that they would in fact probably be the first grocery store to seek the certification. Many clients would run the other way. Instead, the PCC leadership enthusiastically said, “Tell us more!” and then set about to dedicate the entire team to making it a reality." — Images: @tony.archie ...

The total amount of energy used yearly by a building is equal to or less than the amount of energy created onsite through the use of innovative technologies and #renewablepower generation. This allows for the reduction of #energy, #waste, and #water consumption to almost zero and greatly reduces the #carbon footprint, with the intent of putting excess power back on the grid (AGU100). .
Net Zero Energy Building (NZEB) Certification is awarded by the International Living Future Institute. The certification requires that 100 percent of the project’s energy needs must be supplied by on-site renewable energy on a net annual basis, without the use of on-site combustion. Folks, that’s huge! Just think about the tonnage of #greenhousegases that would never be emitted into the #environment!

Let’s talk about the #LivingBuildingChallenge. Launched in 2006 by ILFI, it sought to answer one question about if it were possible to design and create buildings that took the efficiencies and circularity of nature to reduce building emissions, waste, and water use. I.e. #design and #create buildings that recycled itself completely, like #nature, in a 100% #closedloop system.

Fast forward to 2019, there is roughly 100 NZEB Certified Buildings with over 500 registered IFLI projects in 14 different countries signalling growth in pursuing this kind of design.

The financial investment in these projects is also showing huge returns. In a few posts back, we talked about how cost reductions from energy savings could reach 50-75% in commercial #buildings through energy efficiency projects. Well, the most recent data suggests that in certain locales where tax credits and renewable energy credits exist, a net-zero energy project can realize up to a 30% ROI compared to an ROI of 5-12% for typical energy conservation measures (NewBuildings.org).

In the next series of posts, we’ll take you through some of these exciting Green Building and Net-Zero architectural masterpieces and discuss the innovative ways these projects are using the environment as inspiration for their designs.

Sustainability at our Alexander Valley Winery takes many forms. During the planning phase, we vetted more than 3,000 building materials and equipment choices for harmful chemicals. So I’ve been a busy these last few weekends helping out with this project. It’s a new house/community space called “The Joinery” and @buildingculture is building it. They are in to framing and because it’s a #livingbuildingchallenge project they got a whole bunch of reclaimed really awesome lumber. The original plans called for more standard sized lumber though... so my buddy/neighbor asked me to help with a revised framing plan and detailing to accommodate the new lumber sizes. So yeah! I get to be a part of this amazing project too! Super excited to see how it turns out! Stay tuned, when the roof framing goes up it’s gonna be awesome!

For a very special edition of #floorplanfriday (on Saturday... this seems to be a trend) I present to you “The Joinery”! When Nathan and Kristin asked me to help them with a revised framing plan because they had decided to do a full second story (instead of just a half loft) I jumped at the chance. Of course I couldn’t just do a framing plan, we had to locate the stairs, and to do that, you need an idea of how the plan lays out. I knew Nathan had designs on rearranging the first floor layout (sometimes when you can stand in a space you see things differently). So first we worked out the revised first floor plan (that was two weeks ago now). At that point, we had a rough idea of what the second floor would be and I made a deal. I would lay out the 2nd floor if he let me give you guys a sneak peak of the plans. So here it is! These are very special people to me, and they live a different lifestyle than most. This plan might seem a bit odd to you, but it’s because these wonderful people want to be able to open their home to the community on a much bigger scale than most. As a #livingbuildingchallenge project there are lots of rules and concessions made to building the “greenest” house I’ve ever had the pleasure of being a part of. It is definitely a challenge! So study this plan and ask your questions in the comments and I will do my best to answer. .

The LBC is organized into seven performance areas called Petals; each Petal is sub-divided into Imperatives, which address specific sets of issues. It is considered to be the world’s most rigorous green building standard. As required by the LBC, Desert Rain achieved all 20 Imperatives. The project included the deconstruction of two existing single-family homes built by mill workers in the 1920 and 1930s. Those structures were replaced with this net-zero-energy, net-zero-water compound built from nontoxic local materials sensitive to Bend’s natural ecology.⁣

Frasers Property had to meet the rigorous performance standards of the Living Future Institute of Australia’s Living Building Challenge (LBC), which calls for building projects to “operate as cleanly, beautifully, and efficiently as nature’s architecture.” Accomplishing this on the scale of a retail complex was no easy feat. Today we hosted the North Texas Living Building Collaborative at our Josey Pavillion.  The event involved talks and a tour given by Lake | Flato Architects, Ben Cole with TLC Engineering for Architecture, and Melissa Bookhout from Dixon Water Foundation.

The Josey Pavilion is the only fully certified Living Building in Texas. The Living Building Challenge is the world’s most rigorous standard for green buildings. Living Buildings strive for net-zero or net-positive energy, net-zero water, and to be free of toxic chemicals.

The Josey Pavilion tour is an ideal opportunity to learn more about the Living Building Challenge, as well as to meet with others who are interested in sustainability in the built environment.
